The Problem: The World Is Going Solar — But Roofs Are Not Ready

Let me be honest with you — the global shift to solar energy may be the single most important energy story of our lifetime.
The numbers are staggering.

According to the International Energy Agency (IEA), the world added approximately 553 gigawatts (GW) of new solar capacity in 2024 alone — a 30% increase over the prior year — bringing total global installed solar capacity to an estimated 2.2 terawatts (TW).

Then in 2025, that number climbed again to 605 GW of new capacity added in a single year, with solar now generating over 2,800 TWh of electricity — more than double its output just three years ago.

Solar met more than 25% of all new global energy demand growth in 2025.

The age of solar is not coming.

It is already here.

And yet here is what almost nobody is talking about: the roof underneath those panels.

From my 40-plus years of experience working on buildings across five continents, I can tell you that installing solar panels on a compromised, aging, or unprotected roof is like bolting a new engine into a rusted-out car.

The technology on top may be brilliant.

But if the structure underneath isn't properly protected, you're setting yourself up for a very expensive, very disruptive lesson.

As roofing professionals and solar industry experts alike acknowledge, every roof penetration made to anchor a mounting system creates a potential point of water intrusion, structural stress, and long-term failure.

Drill holes into a roof, and unless those holes are sealed properly and the surrounding surface is protected, you are opening a pathway for water, moisture, and eventual damage — often hidden under the very panels you installed to save money.

SOLAR ADOPTION BY THE NUMBERS
553 GW of new solar capacity added globally in 2024 (IEA) — a 30% year-over-year increase.
605 GW added in 2025 — the largest single-year solar expansion in history.
2.2 Terawatts of total installed global solar capacity as of end of 2024.
Solar met >25% of all new global energy demand growth in 2025.
IEA projects global solar capacity to reach nearly 5,000 GW by 2030 — triple current levels.
Solar's share of global electricity generation: now over 8% and climbing fast.

The Escalation: Penetrations, Gaps, and the Hidden Damage Underneath

Here is what I tell people who are planning a solar installation: the roof is the investment that protects your other investment.

Solar panels are designed to last 25 to 30 years.

That is a long time to depend on a roof underneath them that has not been properly prepared, protected, or restored. Industry sources confirm that solar panels, by nature, disrupt the flow of water across the roof surface.

Even correctly installed panels create additional penetration points, all of which become potential vulnerabilities over time.

In the small percentage of installations where problems do occur, the root cause is almost always either a pre-existing roof condition that was never addressed, or inadequate sealing at the penetration points — not the solar panels themselves.

Think about what that means in practice.

You have a roof that has been through years — maybe decades — of UV exposure, thermal cycling, storm impact, and oxidation.
The surface is cracked.

There are hairline openings around flashings, vents, and edges.

Now you drill additional holes to anchor racking systems.

Even with standard flashing and sealant applied, the surrounding surface remains compromised.

Water finds its way into the smallest gaps.

It always does.

And under a solar array, those leaks go undetected for months — sometimes years — before the interior damage becomes impossible to ignore.

For roofs that already have solar panels installed, the challenge is even more complex.

You cannot simply replace the roof without removing the entire array — a process that adds thousands of dollars in disconnection, removal, reinstallation, and reconnection costs, plus significant downtime.

So most building owners do nothing.

They wait.

And the damage underneath their panels compounds silently.

"Paint fails by design. ENCASEMENT defends by engineering. Every gap, every fastener hole, every crack in that roof surface is an attack vector. Green ENCASEMENT Coatings seal them all — before or after your panels go up." — George C. Keefe, The ENCASEMENT Guy

The Solution: Green ENCASEMENT Coatings — The Ideal Foundation for Solar

From my experience, there is a far better approach — one that protects the roof, extends its life by decades, lowers energy costs, and actually improves solar panel performance at the same time.

That solution is Green ENCASEMENT Coatings, applied as a liquid-applied, fluid-grade monolithic membrane over the entire roof surface — before the panels go on, or flowing in around the mounting hardware that is already there.

Here is what makes this so powerful: Green ENCASEMENT Coatings are not paint.

They are not a decorative film.

They are a three-dimensional protection system engineered to do something no conventional paint ever could.

DIMENSION 1 — GREEN

Our coatings are Zero-VOC, water-based, non-toxic, biodegradable, and ozone-safe.

They are LEED v4 eligible, Green Seal GS-11 certified, and compliant with EPA and CARB Regulation 1113.

They are OSHA HazCom compliant and carry a Class A fire rating.

When you apply Green ENCASEMENT Coatings, you are not adding chemical hazards to a building that will sit under solar panels for the next 25 to 30 years.

You are adding chemistry that works with the environment, not against it.

That matters especially when those coatings will be sealed under an array where air circulation is limited and long-term off-gassing from conventional products would be a real concern.

DIMENSION 2 — ENCASEMENT

This is where the technology gets extraordinary — especially in the context of solar installation.

Green ENCASEMENT Coatings are fluid-applied.

That means they flow.

They self-level.

They bridge gaps.

They penetrate into cracks, voids, and irregular surfaces that no sheet membrane, no flashing, and no standard sealant can fully reach.

Critically, when applied to a roof that already has solar panel mounting hardware fastened through it, the fluid nature of our coatings allows them to flow directly into and around every penetration point — every bolt hole, every lag screw location, every bracket base — creating a seamless, cross-linked monolithic membrane that bonds to the substrate and the hardware simultaneously.

This is not just a theoretical advantage.

Roofing professionals and building engineers consistently identify seams, fasteners, and transition points as the weakest areas of any conventional roofing assembly.

A liquid-applied membrane eliminates these weaknesses by creating a continuous surface without joints.

It conforms seamlessly to drains, penetrations, and flashings — including the very penetrations created by solar racking systems.
This is exactly the performance profile that solar installations demand.

And it delivers something no single-point sealant can: long-lasting, guaranteed 20-year renewable service life cycles that cover the entire roof surface, not just the spots you remembered to caulk.

DIMENSION 3 — COATINGS

Green ENCASEMENT Coatings are applied using standard equipment — brush, roller, or spray — by any qualified local contractor.

No specialty rigs.

No demolition.

No disruption to building occupants or existing solar equipment.

The coating is breathable, allowing moisture vapor to escape and preventing the trapped moisture damage that destroys roofs from the inside out.

It is highly flexible, with exceptional elongation properties that allow the membrane to move with the building through thermal expansion and contraction — without cracking, splitting, or delaminating.

And here is the energy bonus that makes this a truly extraordinary argument for going Green ENCASEMENT before solar: our RoofCoat is solar reflective.

It meets EPA and DOE Energy Star criteria.

Applied to a dark or aged roof surface, it dramatically reduces surface temperatures — by 50 to 80 degrees Fahrenheit — and cuts building cooling energy consumption by 15 to 40%.

When you add solar panels on top of a highly reflective ENCASEMENT surface, the science rewards you twice over.

COOL ROOF + SOLAR = DOUBLE ENERGY PERFORMANCE
Cool roof coatings improve bifacial PV panel yield by 8.6% (Journal of Building Engineering, 2023 Spanish/Algerian study).
White cool roof coating improved solar power efficiency by 10.4% at Texas Green Power Microgrid (ScienceDirect, 2021).
UC San Diego study: solar panels reduce heat reaching roof by 38%; cool roofs further cut surface temps 50-80°F.
Cool roofs reduce building cooling energy consumption 15-40%, reducing the load solar panels must offset.
Green ENCASEMENT RoofCoat: EPA/DOE Energy Star listed. 20-year renewable warranty cycles.
Fluid-applied membrane flows into all existing fastener penetrations — no removal of solar panels required.

The Results: What Green ENCASEMENT Delivers for Solar-Ready and Solar-Equipped Roofs

In my 40-plus years of field work — from the World Trade Center to Kadena Air Base in Japan, from the USS Carney to Sandia National Labs, from the Cherokee Nation to the Port of San Francisco — I have seen what happens when building owners protect what they have.
And I have seen what happens when they do not.

The case for Green ENCASEMENT Coatings as the ideal pre- and post-solar roof solution is not a theoretical one.

It is built on real science, real field performance, and the kind of experience that only comes from decades of getting it right.

PRE-SOLAR INSTALLATION — Apply Green ENCASEMENT RoofCoat before panels go on, and you are giving the solar installer a fully sealed, seamlessly protected, monolithic substrate to work on.
Penetrations made through the membrane are supported by an already-reinforced surface.
The highly reflective surface improves panel output from day one — up to 8.6% better yield on bifacial systems.
And the 20-year renewable warranty cycle means the roof protection aligns with the expected lifespan of the solar array itself.

POST-INSTALLATION REPAIR AND RESTORATION — Already have panels up? Our fluid-applied Green ENCASEMENT Coatings can be applied around, under, and between existing mounting hardware and panel frames.
The liquid flows into gaps and penetration points that nothing else can reach — restoring the waterproof integrity of the roof membrane without requiring panel removal, system disconnection, or major disruption.
This is the most cost-effective solar roof restoration approach available, anywhere.

20-YEAR RENEWABLE WARRANTY CYCLES — Paint lasts three to five years.
It chalks. It peels. It fails by design, locking building owners into a perpetual maintenance treadmill.
Green ENCASEMENT Coatings last at minimum 20 years — four to six times longer — with guaranteed renewable service life cycles.
You protect your solar investment and your building investment simultaneously, for decades.

UP TO 75% COST SAVINGS OVER REPLACEMENT — Removing and replacing a roof under an existing solar array is one of the most expensive, disruptive, and environmentally damaging roof projects a building owner can undertake.
Our coatings eliminate that option entirely as a first resort.
Why replace when you can ENCASE?
The numbers speak for themselves: encasement costs a fraction of replacement, generates zero construction waste, does not disturb any underlying hazardous materials, and is completed without removing a single panel.

ZERO C&D WASTE — Roof replacement generates staggering quantities of construction and demolition debris.
The EPA reports 548 million tons of C&D waste per year in the US alone.
Tear off a commercial roof and you are contributing to that number — while also spending 3 to 4 times more than encasement.
Green ENCASEMENT preserves the existing substrate, eliminates waste, and adds a long-lasting monolithic defense layer instead.

THE PLANET WINS TOO — Buildings account for 39% of global carbon emissions (World Green Building Council).
Cool roofs offset an estimated 24 gigatons of CO2 globally (LBNL). Combining solar energy generation with a highly reflective, solar-reactive Green ENCASEMENT roof surface gives you both an energy producer and an energy defender.
Protection that works with nature rather than against it.
That is what we built GEI to deliver — and after more than 30 years in the field, I have never seen a smarter combination for a building owner who takes the long view.
