No other product category in the built environment simultaneously eliminates toxic hazards, ends C&D waste, cuts carbon emissions, and defends buildings for decades — all in a single, field-applied system. Here's the full environmental case.

THE PROBLEM: BUILDINGS ARE QUIETLY DESTROYING THE PLANET
In my 40+ years working in the field — on Navy yards, air bases, World Trade Center towers, international facilities, and everyday commercial buildings — I've watched the same cycle play out again and again.
A building ages. A hazard surfaces.
Someone calls for removal or replacement.
Then comes the disruption, the waste, the cost, the liability, and the new materials poured into a structure that was already standing just fine.
Here's what I tell my family and friends: the biggest environmental threat hiding in plain sight isn't a smokestack or a landfill.
It's the way we've been trained to manage our buildings.
We've been conditioned to replace instead of protect — and the planet is paying for it.
From my experience, the construction and demolition sector is one of the most environmentally damaging industries on Earth, and most people have no idea.
Buildings account for 39% of all global carbon emissions according to the World Green Building Council. And the waste stream from tearing things apart is staggering.
THE SCALE OF THE PROBLEM — BY THE NUMBERS
• 548 million tons of construction & demolition debris generated per year in the US alone (EPA) Equals 3,002.739,726 billion pounds per day
• 39% of global carbon emissions come from the building sector (World Green Building Council)
• Buildings lose an estimated $171 billion per year to building envelope failures
• VOC concentrations indoors run 2 to 5 times — sometimes up to 10 times — higher than outdoors (EPA / LBNL)
• The world will add 2.5 trillion square feet of new building stock in the next 40 years (UN)
These are not abstract statistics.
They represent real buildings being torn apart, real hazardous materials being disturbed, real toxins released into real air and soil — and real dollars spent in ways that don't have to be spent.
From my experience, every replacement project that didn't need to happen is both an environmental failure and a financial one.
THE ESCALATION: CONVENTIONAL PAINT MADE EVERYTHING WORSE
Let me be honest with you about something the coatings industry has never had much interest in saying: conventional paint — what I call the "maintenance-treadmill coating" — was never designed to solve building problems.
It was designed to look good for a few seasons and then need to be applied again.
Paint is a cosmetic film.
It has no membrane, no cross-link bond to the substrate, no multi-threat barrier.
It applies as a decorative layer, chalks, peels, and then cracks open — leaving every surface it touched more vulnerable than before.
Conventional paint lasts 3 to 5 years under real-world conditions.
Then you coat again. And again.
That is the maintenance treadmill — and it was built into the product by design.
It gets worse.
Conventional coatings — especially older ones — are loaded with volatile organic compounds (VOCs) that off-gas directly into the indoor environments where people live and work.
According to the EPA, indoor VOC concentrations can be 2 to 5 times higher than outdoor levels, and up to 10 times higher in certain conditions.
The product meant to protect the building was quietly poisoning the people inside it.
And when conventional coatings fail — and they always do — the default answer the industry offers is replacement.
Tear it out.
Generate a hazardous waste event.
Disturb asbestos and lead-based paint that were perfectly stable.
Haul the debris to a landfill.
Start over with new materials carrying a fresh embodied carbon footprint.
It seems to me this is the most environmentally reckless approach to building management ever normalized — and it has been going on for decades.
"Paint fails by design. ENCASEMENT defends by engineering. One is a cosmetic. The other is a system. And only one of them treats your building — and your planet — like they matter."
— George C. Keefe | The ENCASEMENT Guy | Founder & CEO, Global ENCASEMENT, Inc.
The environmental case against conventional paint is not an opinion.
It's provable: short service life, VOC emissions, no hazard barrier, no solar performance, and a default exit ramp to replacement and demolition waste.
The maintenance treadmill is the hidden engine of a building sector environmental crisis — and most building owners don't even know they're on it.
THE SOLUTION: GREEN ENCASEMENT COATINGS — THREE DIMENSIONS OF ENVIRONMENTAL PERFORMANCE
Here's what I've seen firsthand in over four decades in the field: there is no other product category that addresses environmental threats at the breadth, depth, and duration that Green ENCASEMENT Coatings do.
Not replacement.
Not abatement.
Not conventional paint.
Nothing else comes close — because nothing else is engineered in three simultaneous environmental dimensions at once.
Green ENCASEMENT Coatings is a category I coined specifically to describe this three-dimensional system.
It is not paint.
It is not an abatement service.
It is an entirely new category of protection — and its environmental case stands alone, both directly and indirectly.
01
GREEN
Zero-VOC, water-based, non-toxic, biodegradable, ozone-safe, solar reflective, Class A fire rated. Compliant: EPA, CARB Reg 1113, LEED v4, Green Seal GS-11, ASTM.
02
ENCASEMENT
Cross-link bonding forms a seamless monolithic membrane with long-lasting, guaranteed 20-year renewable service life cycles. Multi-threat barrier against moisture, hazards, UV, wind, and chemical attack.
03
COATINGS
Standard, easy to apply — brush, roller, or spray. Water cleanup. Local labor and DIY. Breathable moisture-vapor-transmitting membrane. Self-leveling. Gap-bridging. Conforms to complex geometry.
It seems to me that the most important word in the name is the one most people overlook: Green.
This isn't a marketing label.
It's a provable, multi-standard certification of environmental performance — before, during, and after application.
Dimension 1 — Directly Green at the Source: Every Green ENCASEMENT Coating is formulated to be Zero-VOC, water-based, non-toxic, biodegradable, and ozone-safe.
There are no solvents driving off into the breathing zone of workers or occupants.
No hazardous byproducts left in soil or drain lines during cleanup. No airborne chemical release during application.
When a product is applied in a school, a hospital, a family home, or a military barracks — the occupants and the environment around the building are protected, not compromised.
This is direct environmental performance at the molecular level, meeting or exceeding CARB Regulation 1113, EPA standards, Green Seal GS-11, and LEED v4 eligibility requirements.
Dimension 1 — Solar Reflectivity and Passive Cooling: Green ENCASEMENT roof coatings — especially RoofCoat™ — are solar reflective and listed under the EPA/DOE Energy Star program. According to Lawrence Berkeley National Laboratory (LBNL), cool roofs can offset an estimated 24 gigatons of CO₂ globally.
At the building level, solar reflective encasement coatings reduce surface temperatures by 50 to 80°F and cut cooling energy consumption by 15 to 40%.
Urban surfaces absorb heat and run 5 to 15°F above their surroundings — and a single reflective encasement application helps reverse that thermal loading.
Every building treated is a direct contribution to reducing the urban heat island effect.
DIRECT ENVIRONMENTAL PERFORMANCE — GREEN ENCASEMENT COATINGS
• Zero VOCs — eliminates off-gassing source; indoor VOC levels 2–10x outdoor (EPA)
• Solar reflective roof coatings reduce surface temps 50–80°F (LBNL)
• Cooling energy savings of 15–40% per building (DOE)
• Cool roofs could offset 24 gigatons of CO₂ globally (LBNL)
• Class A fire rated — reduces fire spread risk in treated structures
• LEED v4 eligible — contributes directly to green building certification points
• Biodegradable, water-based, non-toxic — zero hazardous waste stream on cleanup
Dimension 2 — Indirectly Green Through ENCASEMENT: This is where Green ENCASEMENT Coatings truly separates itself from every other product category — and this is the dimension that most building owners, facility managers, and sustainability directors have never fully considered.
When a coating cross-link bonds to a substrate and forms a seamless, fully-adhered monolithic membrane, it becomes one with the surface.
It doesn't sit on top of the substrate — it integrates with it.
And when it does that with a long-lasting, guaranteed 20-year renewable service life, the environmental math changes completely. Here's how:
Every building that is encased rather than demolished avoids contributing to the 548 million tons of C&D debris generated annually in the US (EPA).
That equals 3,002,739,726 Billion Pounds Per DAY.
Every building preserved through encasement avoids the embodied carbon cost of new construction materials.
Every asbestos-containing material (ACM) or lead-based paint (LBP) surface that is encased — rather than removed — eliminates a hazardous waste event on-site.
Removal disturbs ACM and LBP.
It creates airborne toxic particles.
It requires specialized contractors, hazmat disposal, and regulatory compliance that carries real cost, real liability, and real environmental harm.
ENCASEMENT eliminates all of that — and EPA itself has stated that managing asbestos in place is often the safest and most responsible approach.
From my experience on thousands of projects — including 500,000 square feet of asbestos at the World Trade Center that was encased rather than removed using 8,000 gallons of green coating — encasement is almost always the better environmental answer.
What I tell my family and friends: the greenest building is the one still standing.
And the greenest product is the one that keeps it standing without generating a ton of waste to do it.
"The greenest building is the one still standing."
— Owen Sutton, EPA Certified Lead Instructor | As cited in "Just Encase They Think You're Stupid" (2009)
Dimension 3 — Green Application That Works With Nature: Green ENCASEMENT Coatings apply easily the way any conventional coating does — brush, roller, or spray — with water cleanup, local labor, and no specialty equipment.
The coating is breathable, allowing moisture vapor to transmit naturally, which prevents the trapped moisture damage that causes substrate failure over time.
It is self-leveling, gap-bridging, and conforms to complex and irregular geometry.
The system works with the building and with nature — rather than fighting it.
That breathability alone is a significant environmental differentiator: a coating that traps moisture creates mold, rot, and eventual replacement.
A coating that breathes protects the substrate, extends its life, and keeps the building out of the waste stream.
THE RESULTS: WHAT GREEN ENCASEMENT COATINGS ACTUALLY DELIVER — DIRECTLY & INDIRECTLY
After 40+ years, here is what I have seen on the ground, in the field, on rooftops and hangar floors and ship decks and historic facades around the world.
Green ENCASEMENT Coatings deliver environmental results that no other product category can match — simultaneously, systemically, and at scale.
• Zero-VOC, non-toxic, biodegradable formulation — eliminates the toxic input from the moment of application. People stay in the building. Occupants are not exposed. The environment around the structure is not compromised. No hazardous waste stream. No chemical off-gassing. This is the direct green result every application delivers.
• 548 million tons of C&D waste avoided, one building at a time — every structure protected by ENCASEMENT is a structure not demolished, not landfilled, not replaced. According to the EPA, C&D debris represents one of the largest solid waste streams in the nation. The indirect environmental benefit of keeping buildings standing — and out of that waste stream — is enormous, and it compounds with every project.
• Hazardous material stabilization — no disturbance, no liability — AsbestoSafe® and LeadLock™ lock down asbestos-containing materials and lead-based paint in place under a seamless encasement membrane. This prevents airborne fiber release, eliminates hazardous waste on-site, and removes the legal and human health liabilities of removal — all at a fraction of the cost of abatement. Indirectly, this keeps one of the most dangerous categories of hazardous waste out of the environment entirely.
• Solar passive cooling reduces energy demand and urban heat — RoofCoat™ and Your Last Coat™ deliver solar reflective performance that cuts building cooling loads by 15 to 40% and reduces surface temperatures by 50 to 80°F. This is direct energy-saving environmental performance — and indirectly, it reduces peak grid demand, lowers carbon output from power generation, and fights the urban heat island effect every day the coating is on the roof.
• Lasts AT LEAST 20 years — 4 to 6 times longer than conventional paint — conventional paint lasts 3 to 5 years before recoating is required. Green ENCASEMENT Coatings are warranted for renewable 20-year service life cycles. That means 4 to 6 fewer recoating events, 4 to 6 fewer waste streams, 4 to 6 fewer rounds of material production and application labor — over the same period. The compounding indirect environmental benefit of longevity is extraordinary.
• Up to 75% cost savings vs. replacement — keeping capital in the building, out of the landfill — Green ENCASEMENT Coatings cost up to 75% less than full removal or replacement. That capital stays in the hands of building owners, not demolition contractors. More importantly: the building itself stays standing, intact, and producing no C&D debris. This indirect environmental outcome is one of the most powerful and least-discussed benefits in sustainable building management.
Green ENCASEMENT Coatings protect people, buildings, and the planet — directly and indirectly — for decades. Let's talk about what ENCASEMENT can do for your facility.
