The term "asbestos abatement" is thought to mean removal and disposal of the asbestos containing material and/or building components when in fact the term abatement refers to a lessening of the dangers and hazards associated with the asbestos containing material. Asbestos containing materials often can be managed in place with abatement methods discribed by the United States Environmental Protection Agency (EPA). Asbestos has been known for its heat and fire resistance since the Roman era. There is no better fire proofing material available today to replace the existing Asbestos Containing Materials (ACM).
The US EPA's Asbestos Project Plan dated November 2005 states:
“ Asbestos is no longer produced in the U.S., since the last domestic asbestos mine closed in 2002. U.S. consumption of asbestos peaked in 1973 at 885,000 tons. Current estimates are that approximately 3,000 tons per year of asbestos are imported for use in making goods such as roofing products, coatings, packing and gaskets, and friction products, with additional quantities of asbestos contained in manufactured goods that were imported, produced and installed in the past still present in U.S. buildings today”.
Although it is not known how much Asbestos exists in the United States infrastructure, it is a fact that the construction industry installed more than 1.4 billion square feet of Asbestos into buildings in the 1960’s alone. Asbestos has been a commonly used building material since 1880.
In 1989, the New York City Department of Environmental Protection presented the findings of a City Council commissioned study assessing the prevalence and condition of Asbestos in all public and private City buildings. Based on an extensive analysis of 900 different buildings carefully selected for a statistically valid sampling, the study estimated that 68% of all buildings in New York contain Asbestos and that 81% of the in-place Asbestos was in poor to fair condition, thereby constituting a public health risk.
In a startling reversal of existing policy, the United States Environmental Protection Agency published in June 1990 standards for managing Asbestos in buildings instead of removing the carcinogenic material. In fact, it was William Reilly, Chief EPA Administrator who said, “It is the opinion of EPA professionals that very often the best thing to do about Asbestos when you find it in your building is to manage it.” EPA chief Reilly also said that most Asbestos removal in this country is unnecessary and that Asbestos removal is inherently dangerous because it often creates more air contamination than when left alone.
All available evidence indicates that asbestos exposure at any level is hazardous to health. Asbestos causes lung cancer, fatal Asbestos, mesothelioma, emphysema and other lung diseases, plus gastric cancer from ingestion. There is strong evidence that many other cancers are associated with Asbestos exposure. Low level exposure seems to cause disease in the same proportion as high level.
The benchmark price to remove Asbestos is $25.00 per square foot. This removed material must then be replaced with an inferior fireproofing product. GLOBAL Encasement, Inc.'s AsbestoSafe® Encasement System seals in hazardous asbestos containing materials and is used for the in place management of asbestos. The AsbestoSafe® Encasement System helps to manage the asbestos in place with the application of PrepLESS Primer™ at low pressure. This minimizes the disturbance of friable asbestos and after the balance of the PrepLESS Primer™ is applied this effectively seals the asbestos containing material and hazardous asbestos fibers in place. AsbestoSafe® TopCoat is then applied to the sealed surface creating a durable AsbestoSafe® Encasement System that will last twenty years. When the AsbestoSafe® Encasement System is at the end of the service life of the coatings reapplication of AsbestoSafe® TopCoat revitalizes the system and can last for another twenty years. In cases where a penetrating encapsulant is needed to securely seal a friable substrate such as aging transite GLOBAL Encasement, Inc. recommends the use of our Asbestos Encapsulant MPE Multi-Purpose Encapsulant™ Multi-Purpose Encapsulant before application of AsbestoSafe® TopCoat. AsbestoSafe® is excellent for in-place management of Asbestos Containing Materials. It is suitable for interior or exterior use for application over asbestos containing building materials on walls, ceilings, ducts, pipes and roofing. It securely seals and encases hazardous fibrous materials on structural steel (e.g. asbestos containing spray-on fireproofing). It also can be used over asbestos containing plaster, Transite and various other fibrous materials including fiberglass or ceramic fiber.

AsbestoSafe® has an elongation of 329% and a tensile strength of 200 psi (ASTM D412), superior flexibility (ASTM D522,A), high impact resistance (ASTM D2794), and adhesion (ASTM E736). This Material is a UL Listed roofing/waterproofing coating. This material has passed ASTM E-108 (comparable to U.B.C. St’d 32-7) and meets the requirements for Class A.
AsbestoSafe® is a Class “A” Fire Rated Material and has passed ASTM E-119 testing over fireproofing insulation, ASTM E-84, E-162, and QUV G53.
This material has also passed European Standards Testing EN 13823 Reaction to fire tests for building products and EN ISO 11925-2 Reaction of fire tests – Ignitability of building products subjected to direct impingement of flame.
